However, before making a decision, it&#8217;s advisable to review the municipality&#8217;s urban planning regulations to verify that the plot is buildable and to understand the conditions that may influence the design, budget, and obtaining a building permit.<\/p>\n<p>It&#8217;s important to keep in mind that urban planning regulations vary from one municipality to another and even between different areas within the same municipality. Therefore, parameters such as buildable area, occupancy, maximum height, and setbacks are not the same for all plots and should always be consulted for each specific case.<\/p>\n<h3>Property Registration Status<\/h3>\n<p>The first step is to check the legal status of the land. The Descriptive and <strong>Graphic Cadastral Certificate<\/strong> includes data such as the area, location, cadastral reference, ownership, and boundaries of the plot.<\/p>\n<p>It is advisable to verify that this information matches, or is at least compatible with, the information in the Property Registry and with the physical reality of the land. If there are discrepancies, it is best to determine their origin before purchasing. It is also advisable to confirm with the town hall that the plot is up-to-date on its municipal taxes.<\/p>\n<h3>Land Classification and Zoning<\/h3>\n<p>One of the most important aspects is understanding the urban planning status of the plot.<\/p>\n<p><strong>Land classification<\/strong> determines whether the land is urban, developable, or rural. <strong>Zoning<\/strong>, in turn, establishes the permitted uses (residential, commercial, industrial, etc.), the authorized building types (detached, semi-detached, or terraced houses, among others), and the specific building conditions. It is also advisable to check if the plot has the status of a building site or if it needs to complete the urbanization works before being able to obtain the building permit.<\/p>\n<h3>Building area, occupancy, and minimum plot size<\/h3>\n<p>These parameters determine the maximum size and volume that a dwelling can have.<\/p>\n<p><strong>Building area<\/strong> establishes the total surface area that can be built based on the size of the plot and is usually expressed as a coefficient in buildable square meters per square meter of land (for example, a coefficient of 0.5 m\u00b2\/m\u00b2 on a 1,000 m\u00b2 plot allows for a construction of up to 500 m\u00b2).<\/p>\n<p>Buildable area = Plot area \u00d7 Building area coefficient<\/p>\n<p><strong>Occupancy<\/strong> indicates the maximum percentage of the plot that the building can occupy on its footprint, that is, the surface area that can be built on the ground (for example, a 30% occupancy on a 1,000 m\u00b2 plot limits the ground floor to 300 m\u00b2).<\/p>\n<p>Maximum occupied area = Plot area \u00d7 Occupancy percentage<\/p>\n<p>The <strong>minimum plot size<\/strong>, on the other hand, is the area required by regulations to be able to build.
