Bluespace Gobeo, located on the outskirts of Vitoria-Gasteiz, presents itself as a modern and efficient storage solution for both individuals and businesses. This self-storage facility allows customers to rent storage units of varying sizes, offering flexibility and security for storing belongings, materials, or merchandise. The growing demand for storage space has driven the transformation of industrial buildings into functional centers adapted to this type of service.
In this context, Angulo Arquitectura has carried out a partial renovation of a recently built industrial building, adapting it to Bluespace’s operational requirements. The project includes not only the adaptation of the main storage area but also the incorporation of auxiliary facilities related to the primary use, such as loading and unloading zones, circulation areas, and parking for customers and staff.

The architectural intervention focused exclusively on the north wing of the building, limited to the ground floor. This decision was based on criteria of functionality and efficiency, aiming to optimize space use without altering the building’s overall structure. The interior renovation consisted of updating the ground floor’s compartmentalization, dividing it into eight storage areas and one additional area for commercial use and loading/unloading operations. This new layout creates an open-plan space of approximately 1,500 m², divided into two newly configured areas, facilitating the management of and access to the various storage modules.

As a result of this reconfiguration, the fire protection systems were upgraded in accordance with the Fire Safety Regulations for Industrial Establishments (RSCIEI). The compartmentalization was achieved using lightweight, fire-resistant paneling, meeting the requirements established for above-ground floors in Type C buildings with a medium intrinsic risk level. This measure guarantees the safety of users and the protection of stored goods against possible contingencies.

Regarding the facade, one of the bays in the loading and unloading area has been enclosed, creating a pedestrian walkway at one end and vehicle access at the other. Loading and unloading operations will take place inside the building, which necessitated the creation of a new vehicle access through the west facade. To achieve this, the existing opening, originally intended for pedestrian access, has been enlarged, and a new gate has been added, allowing direct vehicle access to the ground floor. This intervention facilitates internal circulation and ensures an open, easily accessible area for users.

The building access system has been designed with security and automation in mind. Entry is via a keypad where each user can enter their personal credentials. For exit, a presence or proximity detector has been installed, enabling automatic door opening. Furthermore, the mechanism is connected to the alarm system, ensuring its opening in case of emergency, even in the event of a power outage. For this purpose, a UPS (Uninterruptible Power Supply) system has been incorporated, which guarantees the continuous operation of the opening system.

Regarding parking, a total of 68 parking spaces have been provided, easily exceeding the minimum required by regulations. Furthermore, the site has a large paved area that can be marked with additional parking spaces if needed in the future. Inside the building, six dedicated loading and unloading zones have been designated, allowing customers to manage their belongings in an orderly, quick, and efficient manner.

In short, the renovation carried out by Angulo Arquitectura at Bluespace Gobeo represents a strategic intervention that combines functionality, security, and design, adapting an industrial space to contemporary storage needs. This type of project reflects the evolution of the real estate sector toward flexible, user-oriented solutions, where architecture plays a key role in optimizing resources and enhancing the customer experience.
