Bluespace Bolueta Centro is strategically located in the Bolueta neighborhood of Bilbao, just 15 minutes from the city center. The project arose in response to a growing demand for storage solutions in urban environments, where space in homes and offices is increasingly limited. Bluespace offers a practical, secure, and flexible alternative for storing personal or professional belongings.

To launch the business, a complete transformation of a 1950s building was undertaken. This intervention included structural rehabilitation, preservation of architectural elements, and decorative work, with the aim of adapting the building to the technical and functional requirements of automated storage. The intervention respected the building’s original character while integrating contemporary solutions that improve its efficiency, accessibility, and aesthetics.

Bluespace specializes in self-storage through the rental of small, individual storage units, known as “boxes,” which vary in size to suit the specific needs of each client. These spaces are designed for both individuals and businesses to store household goods, furniture, files, tools, or other items, provided they are not hazardous materials such as flammable, explosive, or toxic substances. This restriction ensures the safety of all users and the building itself.

In addition to storage unit rentals, Bluespace offers a complementary service selling packing supplies. Available items include cardboard boxes of various sizes, packing tape, bubble wrap, protective covers, and other useful items for organizing, protecting, and transporting stored items. These products are available exclusively to customers who rent a box, reinforcing the center’s value proposition as a comprehensive storage solution.

The center’s operations are designed to be completely autonomous. Loading and unloading goods is the responsibility of the tenants themselves, without direct intervention from center staff. To facilitate this, a garage/parking area with available spaces has been provided, allowing direct access to the facilities. A state-of-the-art video surveillance system has also been installed, along with other passive and active security measures, such as access control, alarms, and sensors, guaranteeing the continuous protection of stored goods.

Angulo Arquitectura carried out a comprehensive renovation that included conservation work and a redesign of the building’s floors. An open-plan configuration was chosen, allowing for future subdivision into mini-warehouses, always respecting the maximum evacuation distances established by current regulations. Furthermore, all existing installations have been reviewed and updated, including rainwater and sewage downpipes, the plumbing and drainage network, the load-bearing structure, and waterproofing systems in the exterior areas.

Regarding the technical installations, a new electrical system has been installed, adapted to the center’s needs, along with telecommunications networks and mechanical ventilation systems. Service shafts have also been implemented to house these installations in an organized and accessible manner, facilitating maintenance and future expansion.

Safety has been a priority in the center’s design. Evacuation routes have been improved by creating independent lobbies, and fire safety regulations have been strictly followed. This has involved the installation of fire doors, illuminated signage, detection and suppression systems, and the removal of architectural barriers to ensure universal accessibility.

The overall finishes of the premises have been carefully selected to offer a professional, clean, and modern image. Flooring, tiling, painting, and other finishing touches have been carried out to create a pleasant and functional environment for users.

Regarding the building’s architectural configuration, it originally consisted of a ground floor, a semi-basement, and a basement. The ground floor had a clear height of 8.30 meters, which allowed for the construction of a mezzanine in accordance with the conditions established in Article 61 of the General Urban Development Plan (PGOU). The semi-basement contained two mezzanine levels, which were demolished to construct a new one. The area of ​​the basement—which had been rendered unusable by the project—and the adjacent buildings in the courtyard, also demolished, were added to this new mezzanine.

After these modifications, the final configuration of the building is as follows:

– Ground floor: designated for the loading and unloading area, with capacity for three vehicles. The commercial area is also located here, including the packaging shop, a staff office, the server rack, and restrooms. In addition, this floor houses a significant portion of the storage area.

– Mezzanine: dedicated exclusively to storage, taking advantage of the clear height of the ground floor.

– Semi-basement mezzanine: also used for storage. The built area of ​​the former mezzanines has been concentrated in a new location better suited to the project’s needs. The cancellation of the basement and the demolition of adjoining buildings resulted in a loss of buildable area, which has been compensated for in this mezzanine. The access ramp from the courtyard, which did not comply with current regulations, has also been removed, and a new direct access to the mezzanine has been created, thus improving accessibility.

– Semi-basement: storage area.

– Basement: currently unused, with access closed.

The building has several entrances, both pedestrian and vehicular, which have been adapted to improve the user experience. Automatic sliding glass doors and overhead doors have been installed to facilitate the movement of people and vehicles. Vertical circulation is provided by a stairwell and two elevators/freight elevators, allowing for smooth and efficient access to all floors of the building.

The intervention has respected the original character of the building, integrating contemporary solutions that improve its efficiency, accessibility and aesthetics
