Comprehensive renovation of an industrial building for self-storage and mini-warehouses
The renovation included conservative restoration, interior remodeling, functional adaptation, and upgrades to the technical installations. The main objective was to transform a former industrial administrative building into a modern self-storage center, offering secure, accessible, and flexible spaces for both individuals and businesses.
The functional layout incorporates storage units and mini-warehouses of varying sizes for storing personal belongings, files, tools, merchandise, and office supplies. In addition, the ground floor includes a retail and control area selling storage-related products such as cardboard boxes, modular shelving, adhesive tape, and packing materials.
Architectural Design Focused on Logistics Operations
One of the main challenges of the project has been to optimize internal circulation and improve the building’s logistical operations. To this end, the center has direct vehicle access, outdoor parking, and two loading and unloading docks equipped with hydraulic platforms.
The exterior reorganization has allowed for the creation of 25 parking spaces and the replacement of the original access system with an automatic sliding door, improving both the security and functionality of the facility.
Inside, several strategic spaces have been redesigned, including the relocation of the telecommunications rack and the modification of the ground floor stairwell, optimizing circulation routes and expanding the commercial and service areas.
Technical Installations and Industrial Safety
The building incorporates technical installations and safety systems designed to guarantee the efficient and safe operation of the self-storage center. Ventilation combines natural and forced systems according to the needs of each space, promoting air circulation and interior comfort. Furthermore, the smoke control and fire detection system, developed in accordance with UNE 23585 standards, protects all storage and circulation areas.
The project also includes climate control via a heat pump and ductwork, a waste room compliant with health regulations, and passive fire protection solutions. The renovation is completed with a naturally ventilated interior staircase, restrooms with exterior ventilation, and accessible routes adapted to current regulations, enhancing the building’s functionality, safety, and environmental quality.
